Decisions of a general meeting can only be proved by the minutes, and minutes with no quorum, no announced agenda or no recorded votes are successfully challenged. So each of those is a separate field here. The Condominium Management Act sets requirements for both the calling of the meeting and the content of the minutes — check them before the meeting, because afterwards they cannot be put right.

Common questions
- What makes a decision of the meeting invalid?
- No quorum, a decision on an item outside the announced agenda, and an irregular calling of the meeting. So the minutes deal with all three separately — a challenge almost always starts there rather than with the substance of the decision.
- Is it enough to write that the decision was adopted?
- No. The number of votes and the share of the common parts represented are recorded, because different decisions require different majorities. Minutes with no recorded votes do not show whether the majority was reached.
- Is an attendance list needed?
- Yes, and it is an inseparable part of the minutes. The signatures on it prove the quorum; without a list the assertion of a quorum is unproved, however precisely it is written into the minutes.
- What happens to the minutes after the meeting?
- They are announced in the manner the law provides and kept by the manager. The time limit for challenging runs from the announcement, so a careless announcement keeps the decisions uncertain for longer than necessary.
