Common questions

How are the keys of a rented flat returned in Spain if the landlord does not appear?
With a letter that proves its date and content. This notice states from which day the home is vacant, why the keys were not handed over in person, where the landlord can collect them and the state the home is left in. It goes by burofax with certified content and proof of receipt, which proves what was sent and when; according to Spanish case law, a burofax the recipient fails to collect through their own inaction still takes effect.
Where can the keys of a Spanish rented flat be left if the landlord will not take them?
The law names no place. What matters is that the landlord can collect them and that there is proof: for example, at a notary's office that keeps them and records it, or sent by tracked courier to the landlord's address. The document states, in a box of its own, the way chosen. The deposit is claimed separately, with the demand for the return of the deposit, not by keeping the keys.
How much does it cost to send a burofax with Correos in Spain in 2026?
According to the 2026 Correos tariffs, the online Burofax Premium costs €8.71 for the first page and €1.27 for each further page, VAT included; at a post office, €12.72 for the first page. The certification of content and the proof of receipt are ordered separately at an extra cost. This document's PDF can be uploaded as it is to the online burofax; the fewer pages, the lower the price.

This Spanish document, in Spanish, is only the authorisation many town halls ask for when the person registering has no contract in their name: it is signed by someone already registered at the home who holds a right over it or, if nobody is registered, by the home's holder, and names each person authorised. Hand it in at the town hall with the form and the copies it asks for.
