Common questions

Must a landlord in Spain give a receipt for the rent?
Yes, unless the parties agreed to pay by a method that proves payment by itself, such as a bank transfer or direct debit. Article 17.4 of the Spanish Urban Leases Act obliges the landlord to give a receipt, and if not, the costs the tenant incurs to prove payment fall on the landlord. When rent is paid in cash, the signed receipt is the tenant's proof.
What must a rent receipt for a home in Spain contain?
Who pays and who receives, with their DNI or NIE; the home; the period; the total amount, in words and figures; and, separately, the amount for each item and in particular the current rent, as article 17.4 of the Spanish Urban Leases Act requires. Also the method and date of payment, the place and date of the receipt and the landlord's signature.
Why should a tenant in Spain keep the rent receipts?
To prove the rent was paid if the landlord claims arrears, and for procedures that ask for proof of rent payments, such as applications for the rent assistance of the Spanish regions. It is worth keeping one receipt for each month, or the bank record when paying by transfer, for five years: the period after which a claim for rent is time-barred (article 1966 of the Spanish Civil Code; three years in Catalonia).

Hand it in at the town hall with the form and the copies it asks for.
