Can a tenant in Cyprus stop paying rent until defects are repaired?
It is risky. Rent arrears are a ground for ending the tenancy and, in a statutory tenancy, for the landlord to recover possession. That is why this notice says the rent will continue to be paid and reserves a claim for damages. A rent reduction, or setting the repair cost off against rent, is best agreed in writing or sought from the court with a lawyer's help.
Which repairs fall on the landlord and which on the tenant in Cyprus?
The lease decides. How does a tenant in Cyprus prove the landlord was told about defects?
With the notice in writing and proof of sending: registered post with advice of delivery, or delivery by hand with a signature on a copy. An email or message helps, but is best followed by a letter. Keep dated photographs, a copy of the notice and every reply from the landlord; if the matter reaches court, that is the evidence.
