For tenants in Liechtenstein with defects in their flat: the written notice of defects to the landlord or the agency. It describes the defects, sets a reasonable deadline to repair them (§ 1090 Art. 20, 21 of the Liechtenstein Civil Code, ABGB), asks for a rent reduction from the time the landlord knew of them (Art. 23) and can warn that future rent will be deposited with the court (Art. 25). Disputes go to the Princely Court of Justice (Landgericht); there is no conciliation step as in Switzerland. Print, sign, enclose photos and send by registered post. In German.

Common questions

How much rent reduction can a tenant in Liechtenstein ask for because of defects?
A reduction in proportion to how far the defect impairs the flat's fitness for its intended use, from the time the landlord learned of it until it is repaired (§ 1090 Art. 23 ABGB). The law sets no fixed percentages. Small cleaning and repairs are the tenant's own (Art. 19). Keep paying the full rent until you agree: paying less on your own risks arrears if the reduction is disputed, and the landlord can give notice after a deadline to pay (Art. 13).
How does a tenant in Liechtenstein deposit rent with the court because of defects?
First set the landlord a reasonable deadline in writing to repair the defect; you may warn at the same time that future rent will be deposited with the court, as this letter's first choice does (§ 1090 Art. 25 para. 1 ABGB). If the defect is not repaired by then, you announce the deposit to the landlord in writing and deposit the rent with the court, which counts as payment. Within four weeks of the first deposited rent falling due you must bring your claims before that court, or the deposited rent goes to the landlord (Art. 26).
Is there a conciliation step for tenancy disputes in Liechtenstein?
No. Unlike Switzerland, Liechtenstein's tenancy law has no conciliation authority; disputes go to the Princely Court of Justice (Landgericht) in Vaduz. Anyone who wants to try for an agreement before suing can ask the court to summon the other side to a settlement hearing, if the other side lives in Liechtenstein (§ 227 ZPO). The tenancy time limits keep running meanwhile, such as the four weeks after a deposit of rent.
