For tenants of a flat in Liechtenstein: the written notice to the landlord or the agency (§ 1090 Art. 47 of the Liechtenstein Civil Code, ABGB), with three months' notice to the end of a month or the lease's longer period (Art. 37, 39), and for the next possible date if the chosen one is missed. Liechtenstein has no local termination dates like the Swiss cantons. It has lines for every tenant and for the express written consent of a spouse or registered partner where the flat is the family home (Art. 48). Print, sign, and send by registered post or hand over against a receipt. In German.

Common questions
- What notice period applies to a rented flat in Liechtenstein?
- Three months to the end of any month (§ 1090 Art. 39 ABGB). The lease can set a longer period or another date, but not a shorter period (Art. 37 para. 1). There are no local termination dates as in the Swiss cantons. A single room is ended with four weeks' notice to the end of a month (Art. 41). A fixed-term lease ends when its term runs out, without notice (Art. 36). A late notice holds for the next possible date (Art. 37 para. 2).
- When must a tenant's notice reach a landlord in Liechtenstein?
- Before the notice period begins: for notice to the end of June, by 31 March at the latest. What counts is when the landlord receives it, not when you post it. So post a registered letter at least ten days early, so that it arrives in time even if it has to be collected, or hand the notice over in person and have its receipt confirmed with the date on a copy. An ordinary e-mail is not enough; the notice must be signed (§ 886 ABGB).
- Must my spouse sign the notice on our family home in Liechtenstein?
- Yes, where the flat is the family home: a married tenant can end the lease only with the other spouse's express written consent, and the same applies to a registered partnership (§ 1090 Art. 48 ABGB). Without it the notice is void (Art. 50). If consent cannot be obtained or is refused without good reason, the court can be asked to decide (Art. 48 para. 2). Where several tenants are named in the lease, all of them sign.
