For landlords of a flat in Liechtenstein who deal with their tenant in English: the written out-of-court notice. It contains what § 1090 Art. 47 of the Liechtenstein Civil Code (ABGB) requires — the let property and the date on which the notice takes effect — with three months' notice to the end of a month (Art. 39), and, for a family home, names the tenant's spouse or registered partner, who must be served a second signed copy separately (Art. 49); otherwise the notice is void (Art. 50). Print, sign and send by registered post. This English version is for your understanding. If it goes to a Liechtenstein authority or court, send the German version: they work in German only.

Common questions

Which parts make a landlord's notice in Liechtenstein void if missing?
Writing and a signature (§ 1090 Art. 47 para. 1 ABGB; § 886 ABGB); for an out-of-court notice, a description of the let property and the date on which it takes effect (Art. 47 para. 2); and, for a family home, separate service on the tenant and on the tenant's spouse or registered partner (Art. 49) — print the letter twice, sign both copies and send one by its own registered letter to each, with the recipient's name on the envelope. A notice lacking any of these is void (Art. 50). There is no prescribed form.
How much notice does a landlord in Liechtenstein give, and how is it delivered?
Three months to the end of a month (§ 1090 Art. 39 ABGB), or the lease's longer period (Art. 37 para. 1); a fixed-term lease ends without notice (Art. 36). The notice must reach the tenant before the period begins; receipt counts, not posting. So post it by registered mail at least ten days early or hand it over against a dated receipt, and address it to every tenant on the lease. Rent arrears follow their own procedure with a deadline to pay (Art. 13), not this letter.
Can a landlord in Liechtenstein serve this notice in English?
The tenancy law asks for a written, signed notice, not a particular language (§ 1090 Art. 47 ABGB); if the lease is in German or the tenant may not read English, send the German version. If the tenant challenges the notice or stays and the landlord must sue, the Princely Court of Justice (Landgericht) works in German only, and only a court order ends the tenant's occupation — never changed locks or removed belongings. This English version is for your understanding. If it goes to a Liechtenstein authority or court, send the German version: they work in German only.
