The PDF you download is in Italian — that is the language it has to be filed in, so it is not translated. Everything on this page is here to tell you what it says.
For a tenant in Italy with faults the landlord must fix — leaks, boiler, systems, damp — that are not being repaired: the formal demand describing the defects, setting a deadline for repairs (arts. 1575 and 1576 of the Italian Civil Code), announcing urgent repairs done by the tenant with a claim for reimbursement (art. 1577), and reserving a court-ordered rent reduction or termination, while the rent keeps being paid. Sent by registered post with proof of receipt, PEC if the landlord has one, or by hand. In Italian.

Common questions
- Can a tenant in Italy stop paying rent if the landlord will not do repairs?
- No. Italian courts treat cutting or withholding rent as a breach by the tenant, which can lead to eviction for arrears. The remedy is to ask for repairs in writing, carry out urgent ones directly with a right to reimbursement, and then ask a judge to reduce the rent or end the lease for the home's defects (arts. 1578 and 1581 of the Italian Civil Code). That is why the letter states that rent is still being paid.
- Who pays for repairs in a rented home in Italy?
- The landlord carries out all repairs needed to keep the home in good rentable condition (art. 1576 of the Italian Civil Code), such as work on the roof, pipes, systems and boiler when not caused by use; the tenant pays for small maintenance and for damage from misuse (art. 1609). The lease and local custom may draw the line more precisely. The tenant must tell the landlord at once about faults the landlord has to fix.
- Can a tenant in Italy fix an urgent fault and ask the landlord to pay?
- Yes, for urgent repairs that cannot wait, such as a water leak or a broken boiler in winter: art. 1577 of the Italian Civil Code lets the tenant carry them out directly, with reimbursement, provided the landlord is notified at the same time. Keep the invoice and photos of the fault and send the letter the same day, listing the work in the urgent-repairs box. Non-urgent repairs are requested and waited for.
