Residential leases and tenancy documents in Cyprus
A residential lease in Cyprus (ενοικιαστήριο έγγραφο) is a contract between the owner and the tenant under the Contract Law, Cap. 149. A lease for more than a year must be in writing and signed at the end by each party in front of at least two witnesses, who sign as well; otherwise it does not hold for its term and becomes a periodic tenancy. Stamp duty was abolished from 1 January 2026, so leases are no longer stamped. There are two regimes. A home in a controlled area completed by 31 December 1999 falls under the Rent Control Law of 1983: when the lease ends the tenant becomes a statutory tenant, and the landlord recovers possession only on a ground the Law provides, through the Rent Control Court. Every other lease follows its own terms, and disputes go to the District Court.
For a fixed term there is the fixed-term residential lease, with a break clause for the tenant after a minimum period and a place for the two witnesses. The open-ended residential lease runs from month to month until either side ends it by written notice, and the room rental and house-sharing agreement covers a single room with shared areas. What happens to the deposit turns on the lease and on the home's condition: the move-in record and inventory fixes the condition at the start, the move-out record at the end, and the demand for the return of a deposit follows if the money is not paid back.
A landlord gives a notice of a rent increase as the lease allows; in a statutory tenancy the rent can be adjusted no more than once every two years, and if the tenant does not agree, the Rent Control Court sets it. For unpaid rent, the landlord's notice ending a tenancy is also the written notice the Rent Control Law requires in a statutory tenancy, after which 21 days must pass before an application to the court. Tenant's notice of defects in a rented home (Cyprus)
A Cypriot tenant's written notice asking the landlord to repair defects in the home, such as damp, leaks, electrical faults or a broken air conditioner. It describes the defects and when they were found, sets a deadline and gives a phone number to arrange the work, states that the rent will continue to be paid, and reserves a claim for damages if the repair is not made. It is sent by registered post, with photographs.
Request for the landlord's consent to sublet (Cyprus)
A Cypriot tenant's written request for the landlord's consent to sublet, long-term or short-term through an online platform. It describes the part of the home, the subtenant and the period, states that the tenant keeps paying the rent and remains responsible, and has room for the landlord to sign consent. Where the lease forbids subletting without consent, subletting without it breaches the lease and, in a statutory tenancy, is a ground for recovering possession under the Rent Control Law.

Demand for the return of a deposit (Cyprus)
A former tenant's written demand to a landlord in Cyprus for a deposit that has not been returned. It refers to the lease, the amount of the deposit and the date the home was handed back, states that no rent is owed and there is no damage beyond ordinary wear, and gives 14 days to pay into a bank account before going to court. It encloses the documents and asks for a written reply within 14 days, as the Civil Procedure Rules require before a claim for a sum of money. It is sent by registered post so that the sending can be proved.
Notice of a rent increase (Cyprus)
A Cypriot landlord's written notice of a new rent for a home, with the current and new amounts and the date it applies from, and room for the tenant to accept. It is written for three cases: an increase the lease provides for; an increase in a statutory tenancy under the Rent Control Law, once every two years, up to the capped percentage, which is 6% for 22 April 2025 – 21 April 2027, or more where the rent is below 90% of the average for the area, and, if the tenant does not accept it, by order of the Rent Control Court; or a new rent as a condition of renewal, which applies only if the tenant accepts it.
Landlord's notice ending a tenancy and demanding possession (Cyprus)
A Cypriot landlord's written notice ending the tenancy of a home and demanding possession back: at the end of the agreed term, with the notice an open-ended tenancy requires, or for unpaid rent, with 21 days to pay. It is written for both regimes: in a statutory tenancy, the notice of arrears is the one the Rent Control Law requires before an application to the Rent Control Court; in any other, it opens the way to the District Court.
Room rental and house-sharing agreement (Cyprus)
For renting a single room in a home in Cyprus where the owner also lives or other rooms are let. It describes the room and the shared areas, sets how the electricity, water and internet bills are split and the house rules, ties the deposit to the move-in and move-out records, and gives the tenant an early-termination clause on written notice. The rent is paid by bank transfer, and since 2026 the agreement needs no stamp duty.
Tenant's notice ending a tenancy (Cyprus)
The written notice by which a tenant of a home in Cyprus ends the tenancy: under the lease's break clause, with the notice an open-ended tenancy requires, at the end of the agreed term, or as an offer to end it by agreement where the lease gives no other way out. It sets the end date and the date the home is handed back, asks for the deposit to be returned to a bank account, and is sent by registered post or by hand, so that what was sent and when can be proved.

A Cypriot lease of a home between private individuals for a fixed term: the property, the rent and how it is adjusted, the deposit, bills, each side's duties and the move-in and move-out records. It gives the tenant a break clause after a minimum period, which the law otherwise does not, sets out the 21-day written notice for unpaid rent, and records whether the home falls under the Rent Control Law of 1983, which makes a tenant who stays on after the term a statutory tenant. Since 1 January 2026 a lease no longer needs stamping.
Open-ended residential lease (Cyprus)
A Cypriot lease of a home with no end date, running from month to month: the property, the rent and its adjustment, the deposit, bills, duties and the move-in and move-out records. Either side ends it by written notice, with the period you set, at the end of a calendar month. It records whether the home falls under the Rent Control Law of 1983, because then a tenant who stays after the tenancy ends becomes a statutory tenant and the landlord recovers possession only by court order.
