For renting a single room in a home in Cyprus where the owner also lives or other rooms are let. What does the Rent Control Law say about renting a room in Cyprus?
The Law's definition of a dwelling includes part of a building let as a person's home, and it applies to property in the controlled areas completed by 31 December 1999; it does not cover a furnished home let for less than six months. The agreement says that wherever the Law applies its provisions prevail, and everything else is governed by the agreement. Because it gives the tenant exclusive use of the room for rent, it is a tenancy rather than a mere licence: Cypriot case law looks at exclusive possession, not at the name the parties give it.
How are the bills split in a shared home in Cyprus?
However you write them into the agreement. The electricity (EAC), water and internet bills can be split equally among the occupants or included in a fixed sum with the rent. Write down who pays which bill, in what share and until when, and keep the bills; then the final settlement before the deposit is returned does not turn into a dispute.
Can the owner enter a rented room in Cyprus?
Under this agreement, not without the tenant's consent, except in an emergency. The room is let for the tenant's exclusive use, while the shared areas are used by everyone. If the tenant seriously breaks the house rules and carries on after a written warning, the owner may end the agreement with the notice it sets.
