What should the agreement cover when a single room is let in Romania?

A description of the room and of the areas the tenant may share — kitchen, bathroom, hall — the house rules, if the owner lives there or other rooms are let too, and how the utilities are split. This agreement is also registered with ANAF within 30 days (form C168).

How are the utilities split when a room is rented?

The agreement states separately what the tenant pays on top of the rent: a fixed monthly sum, a share of the bills, or nothing if utilities are included. A sum or a share written into the agreement is the safest choice, because the bills of a shared home cannot be split by separate meters.

What if the person renting the room wants to leave early?

They may end the agreement with at least 60 days' written notice, like any tenant of a home (art. 1825 of the Civil Code). The landlord may end it early only for the housing needs of the landlord or the family, also with 60 days' notice, and the agreement can be terminated if the rent is not paid.
