For renting a single room in a Greek home where the owner also lives or other rooms are let. It describes the room and the shared areas, sets how the bills are split and the house rules, ties the deposit to the move-in and move-out records, and gives the tenant an early-termination clause. Like any lease, the landlord declares it to the Greek tax authority (ΑΑΔΕ), and the rent is paid only into a bank account, as Greek Law 5222/2025 will require.

Common questions

Does the three-year minimum apply when a single room is let in Greece?
The law (Article 2 of Law 1703/1987) ties the three years to the lease of a main residence. If the room is the tenant's main home, the minimum may apply; for student or short stays the point is not settled. So the agreement does not exclude it: it says the agreed term does not override the legal minimum where that applies, and it gives the tenant a right to leave early with notice.
How are the bills shared for a room let in a Greek shared home?
The agreement states separately what the tenant pays besides the rent: a fixed monthly sum, a share of the electricity, water, heating, building-charge and internet bills, or nothing if they are included in the rent. A sum or a share written into the agreement avoids disputes, because a shared home has no separate meters for each room.
What if the room tenant in a Greek shared home breaks the house rules?
The landlord may not enter the room without the tenant's consent, except for an urgent repair. If the tenant keeps seriously breaking the agreed rules despite a written complaint, the landlord may terminate the lease. The landlord may not change the locks or remove the tenant's belongings, though: if the tenant does not leave, repossession is sought through the legal procedure.
