Residential leases and tenancy documents in Greece
A lease of a main residence in Greece runs for at least three years, even if it was agreed for less or for no fixed term (Law 1703/1987). The law gives the tenant no right to leave early, and a tenant who leaves without cause owes rent to the end of the term, so the fixed-term residential lease and the open-ended residential lease both carry an early-exit clause. The landlord declares the lease to the tax authority (ΑΑΔΕ) by the end of the following month, and the tenant accepts it online. Rent cannot be raised unilaterally: it moves as the lease's adjustment clause says, or by a rent adjustment agreement and an amending declaration. A room rental and house-sharing agreement covers a single room in a shared home. Buying property is another matter, done by notarial deed. Two records carry the proof of the home's condition: the move-in record and inventory at the start and the move-out record at the end. The landlord's claims for damage lapse six months after taking the home back (Civil Code art. 602). The law sets no amount or deadline for the deposit; the lease does, and if it is not returned, the demand for the deposit sets a final date. A defect that prevents the agreed use entitles the tenant to a lower rent (Civil Code arts. 576–577), claimed by a notice of defects. Subletting is allowed unless the lease forbids it (art. 593); where it does, and always for short-term letting through a platform, the tenant needs the landlord's consent.
The documents that end a lease are drafted as an out-of-court notice (εξώδικη δήλωση), served by a court bailiff, whose report of service proves content and date. For a landlord this is required: the notice ending the lease and demanding the home back, for unpaid rent or at the end of the term, is the precondition for a repossession order, issued since 2026 by a certified lawyer, and a letter or an e-mail does not count. A tenant's notice terminating the lease rests on the lease's early-exit clause, on serious cause or on the end of the agreed term. It is the gateway to a repossession order (Code of Civil Procedure 637), issued by a lawyer since 2026, and counts only if served by a court bailiff — letters and e-mail do not. The out-of-court notice (εξώδικη δήλωση) by which a tenant in Greece terminates a residential lease. Greek law gives a tenant no right to leave early, and one who leaves without cause owes rent to the end of the term; so the notice relies on the lease's early-exit clause, on serious cause (Civil Code 585, 588), on Article 609 for an open-ended lease after three years, or on the end of the agreed term, and otherwise stands as an offer to end the lease by agreement. Room rental and house-sharing agreement (Greece)
For renting a single room in a Greek home where the owner also lives or other rooms are let. Request for the landlord's consent to sublet (Greece)
The request in which a tenant in Greece asks for the landlord's written consent to sublet the home or part of it: to whom, which part and for how long. Out-of-court notice of defects in a rented home, with a rent reduction (Greece)
The out-of-court notice (εξώδικη δήλωση) by which a tenant in Greece tells the landlord about defects in the home — damp, a heating or plumbing failure — and calls for them to be fixed by a set date. Under Articles 576–577 of the Greek Civil Code, a defect that wholly or partly prevents the agreed use entitles the tenant to a reduction of the rent or release from it, and the notice states the reduction.
