How long does a Greek landlord have to claim for damage to the home?
Six months. Under Article 602 of the Civil Code, the landlord's claims for changes or damage to the property lapse six months after it is handed back. A claim that existed when the deposit fell due can still be set off against it after the six months (Article 443). That is why the record matters: it gives the date the period runs from and the damage found, and the landlord confirms that claims for visible damage are limited to what it lists.
What may be kept from the deposit when a Greek rented home is returned?
What the lease allows: usually unpaid rent and charges and the cost of repairing damage beyond ordinary wear. The law sets no amount and no deadline for returning it, so the record states the sum kept, the reason, and the date the rest is repaid. Once the lease has ended, the deposit may be set off against rent owed, even if the lease says otherwise.
What does a Greek landlord do with the tax authority once the home is returned?
The landlord files a declaration of the lease's end (λύση μίσθωσης) in myAADE, so the lease no longer shows as active. The move-out record, with its date, is the document showing when the lease ended and the home was handed back. The meter readings also help move the electricity and water accounts.
