For landlord and tenant in Italy at the end of a lease: the record both sign when the keys are handed back, with the meter readings, the keys returned, the state of each room compared with the handover, any damage beyond normal wear, each party's reservations, the deposit paid and what is agreed on returning it, and the tenant's new address. It fixes the state of the home on the day of return (art. 1590 of the Italian Civil Code) and is made in two copies. In Italian.

Common questions

Can an Italian landlord claim for damage after the keys are returned?
The return record signed by both fixes the state of the home on that day: what it says, with the remarks and reservations, is the clearest evidence for both sides. Damage that is not noted is harder to prove later, unless it could not be seen at the handback. That is why it pays to inspect calmly, write down every defect and attach dated, signed photos.
Can I keep the keys until the Italian landlord returns my deposit?
No. The deposit is claimed with a formal demand, not by holding on to the keys: until the home is returned, the tenant still owes the agreed rent (art. 1591 of the Italian Civil Code) and the debt grows. Handing back with a signed record ends the tenancy and leaves only the deposit to settle; if the landlord does not turn up or refuses the keys, a written offer to hand back, with the tenant's own record and photos sent by registered post or PEC, keeps the tenant from being in default (art. 1220 of the Italian Civil Code).
What if the landlord does not turn up when an Italian flat is handed back?
The tenant can make the record alone on the agreed day, with the meter readings and dated photos of each room, and send it to the landlord by registered post with proof of receipt or by PEC, making the keys available and asking for the deposit back. The document is then filled in leaving irrelevant parts empty and signed as tenant; the landlord's missing signature is noted in the remarks.
