Common questions

Does a room let in Italy have to be registered like a whole flat?
Yes. Letting a room is a partial lease and, if it lasts more than thirty days in the year, it is registered with the Agenzia delle Entrate within thirty days using the RLI form, as for a whole home; the cedolare secca tax can be chosen too. The contract names the room, the parts used in common and how bills are shared, so each person in the flat has a contract and a rent of their own.
How are bills and shared costs split when renting a room in Italy?
As the parties write in the contract: the box for utilities and shared costs says whether electricity, gas, water, internet and building charges are included in the rent or split in shares between the occupants, and on what basis. The service charges a tenant bears are still those of art. 9 of Italian Law no. 392 of 27 July 1978, and the tenant may ask for the breakdown and see the receipts before paying.
Can the tenant of a room leave before the four years are up?
Yes, for serious reasons that arose later, such as a job move, with six months' notice to the landlord (art. 3(6) of Italian Law no. 431 of 9 December 1998); if the contract allows it, also without reasons on the same notice. Anyone looking for a shorter contract for study or a temporary need should look at the transitional and university-student leases, which follow the models of the local agreements of their Comune.
