- Why is a move-in record needed when renting a home in Cyprus?
- Because no Cypriot statute governs the deposit: its amount, what may be kept and when it is returned depend on the lease. At the end of the tenancy the landlord may keep money for damage beyond ordinary wear, and the only reliable comparison is with the condition recorded at the start. Without a record, every scratch becomes a dispute.
- What should a move-in record in Cyprus note about the meters?
- The readings of the electricity meter (EAC) and the water meter on handover day, so the tenant pays only for their own use. If the accounts move into the tenant's name, the same readings go to the EAC and the local water supplier; if they stay in the landlord's name, the lease says how the tenant pays them. A dated photograph of each meter settles any doubt.
- What if the tenant in Cyprus finds defects after signing the move-in record?
- Tell the landlord in writing without delay, describing the defects with photographs, so that the record can be completed. Defects that do not show on handover day, such as a leak or a faulty air conditioner, do not mean the tenant caused them, but the sooner they are reported, the easier it is to show they were already there. For repairs the landlord has to make, there is the notice of defects.
