Common questions
- How much notice ends an open-ended tenancy in Moldova?
- Three months, for either side, when the property is a home or other immovable (art. 1281(1) of the Civil Code). The notice runs from the day the written notice reaches the other side (art. 22). A notice giving less time is not void, but the lease ends only when the three months are up (art. 1281(2)).
- On what grounds can a landlord in Moldova end a lease early?
- Art. 1282 of the Civil Code lists: using the home against its purpose or the lease, letting its condition worsen intentionally or by fault, not paying rent for three months after it fell due (unless the lease says otherwise), and subletting without consent. The law or the lease may add other grounds (art. 1282(2)); otherwise, on an open-ended lease the landlord can end it only with three months' notice.
- Who pays for repairs in a rented home in Moldova?
- The tenant does current repairs — those that ordinary use calls for — but not those needed only because of normal wear (art. 1264). The landlord does capital repairs (art. 1274); if the landlord fails to, the tenant may carry them out and set the cost against the rent. Report any damage in writing within a reasonable time (art. 1275).
