A landlord cannot raise the rent by deciding to and mentioning it on the phone — the figure is agreed in the tenancy, and changing it needs agreement, which means an annex. This notice puts the proposal in writing: from what date, from how much to how much, on what ground, and by when the tenant should reply. It is the first step, not the last.

Common questions
- Can the landlord raise the rent during the tenancy?
- Not unilaterally. The figure is agreed, and changing it needs agreement, which means an annex. The notice is a proposal — if the tenant does not accept it, the old figure holds until the end of the term.
- What if the tenant simply does not reply?
- Silence is not consent. If the period for a reply passes with no response, the tenancy continues on the old terms, and the landlord may terminate by notice if they do not want to go on that way.
- What reason should I give?
- The real one — higher taxes and charges, improvements carried out, market levels. A notice with no reason looks arbitrary and is refused more often than accepted.
- How far in advance is it sent?
- Early enough for the tenant to have a real choice — to accept or to look for somewhere else. A change announced days before it takes effect is in practice an ultimatum and rarely passes without a dispute.
